About EPC's
EPC's are mandatory for the sale and rental of properties lasting ten years.
You must order an EPC for potential buyers or tenants before you market your property or you can be fined.
An EPC gives prospective buyers or tenant’s information about the energy efficiency of the building they’re buying or renting.
All EPCs come with a recommendation report, which includes suggestions for using the building more efficiently and improving its energy efficiency, and indicates how long it will take to recoup through energy savings any outlay made.
Beware of a cheap EPC (especially Commercial).
It is easy to use pessimistic default values for your EPC calculation, rather than detailed site invesigation and research.
This has the potential for a low energy rating and unessesary improvment recomendations, making your property difficult to let, or sell/lend against.
Cheap EPC's could be very expensive in the long run.
BEWARE
Beware of competitors offering cheap EPCs. Often through impersonal agencies, at the lowest possible rates to the DEA, up to a quarter of some DEA’s work comes from clients that have been supplied incomplete or fake EPCs.
